SHOWING APPOINTMENTS

Dozens of complaints per day are received from Realtors® who are unable to contact Brokers and Listing Agents to make an appointment to show their listings.  That is unacceptable, especially when all associations spent additional money to provide members with the SHOWING ASSIST program at no additional cost to them.  As members of the MLS, Realtors® agree to cooperate with one another.  That means answering phone calls and responding to requests to show property.  The Code of Ethics states that Realtors® will do everything they can to sell a property they list. Violating that ethical promise can prove to be serious.

Please treat your Realtor® peers with respect and business professionalism.  If you encounter a situation where you cannot make contact to show a property, please report it by completing the violation report at the bottom of the listing.

Keep in mind that the MLS Rules permit a Realtor® to directly contact an Owner if the Listing Broker and Agent cannot be contacted in a reasonable amount of time and there is no published prohibition by the listing office of this action.  You should document your attempts to communicate and send a letter to the Broker telling him/her that you will be setting up your own appointment with the owner due to lack of communication with the Listing Broker’s Office.
